1. Where can I get an application?
You can complete an application online by clicking the "Apply Now" link under the floor plans menu, stop by our office and pick one up, or contact us and we can email or fax an application to you.

2. What does it cost to move in?
Before move-in: $50 application fee; $250 non-refundable community fee; $50 final month's electric (flat-rate)
Day of move-in: First month's rent payment

3. Do you have furnished units and how much?
Unfortunately, we do not furnish the homes ourselves, but we can easily recommend someone.

4. Do you allow pets?
Unfortunately, we do not.


1. What is a guarantor?
A Guarantor is an individual who signs a contract stating that they are responsible for payment of any monies owed to University Crossing on your behalf should you fail to pay. 

2. Who needs a guarantor?
We require that applicants under the age of 18 or anyone who does not meet the credit and income requirements to have a Guarantor. 

3. Who can be a guarantor?
Only one individual may be the Guarantor. The Guarantor must have a positive credit history (a credit check will be done), and have monthly income equal to at least five times the amount of monthly rent the resident is responsible for.

4. Can I be my own guarantor?
A resident can act as their own guarantor if they can show proper documentation as outlined in the lease agreement that they have income greater than three times the monthly rent.

5. What paperwork is required with a guarantor?
The guarantor will need to sign the lease and the guaranty agreement.

6. Why does my guarantor have to give their social security number?
The social security number is needed to verify the guarantor and their credit.


1. What is an individual lease?
An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her monthly rent and applicable utility charges. By signing an individual lease, you are only taking responsibility for you rent and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

2. What are the lease terms?
The lease term begins on August 10, your move-in date, and ends the following July 27th. All renewals are for 12 months: August 1-July 31.


1. When is rent due?
Rent is due on the 1st of every month.

2. Do you send me a bill every month?
No, bills are not sent to residents each month, but you may see payment reminders posted around the property or on the resident portal.

3. How can I make my rent payment?
We only accept online payments through E-Check or Credit Card payments on our Resident Portal. We are unable to accept manual or cash payments unfortunately. If you click on the "Pay Your Rent" shortcut link under "Residents", you can easily make payments on a monthly basis, or if you wish, you can set up recurring payments. Setting up an account also allows you to track your payment history. "Pay Your Rent" gives you control of timely payments and helps avoid late charges.

4. What utilities are included in the rent?
We pay for high-speed internet, cable TV (with HBO), water, sewer, and trash pick-up.
Residents are responsible for paying electricity.

5. How is the electricity bill split between roommates?
Electric bills are delivered to our office. We divide the total among the number of residents in that unit. We post them to your online account around the 20th of each month, and should be paid along with your rent for the next month.

6. Do you provide Wi-Fi in the apartments?
No, that would be at your own expense.


1. Can I request specific roommates?
Yes, you can list the roommates you have chosen on your Roommate Matching Questionnaire when completing your application. It is important that all roommates list each other and that all requests are mutual.

2. Do you have a roommate matching service?
Yes, you will be given a Roommate Matching Questionnaire when completing your application that will inquire as to your study habits, social habits, and hobbies to help us match you with residents that have similar preferences in your floor plan.

3. Am I allowed to request a specific unit?
You can list your preferences on your profile card and housing application and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your application was received.
